Some deals close on the phone. Others close because someone in your corner asked the right question at the right moment. This one started with a conversation in the Closers Club.

Adel, I wanted to send a big thank you for your help with a Pretty House marketing campaign for a Lease/Tenant Option Buyer. It took 11 days, and I found them on Facebook Marketplace. The response I got from TurboTenant was much better than I expected.
Normally I would have waited for more NROD. But I thought about what you said about looking at my overall business situation. I was just coming off my first eviction, which cost me $10,000 and four months. Thanks to Ron's Business Management Bootcamp I was prepared, and I came out on top: the evicted tenant-buyer had put up $20,000 as an NROD 30 months earlier.
The incoming tenant-buyer is a handyman, property inspector and real estate agent. After his inspection, he took it as-is, plus all repairs and maintenance going forward. I got an 18-month lease at $2,200/month, $50 more than I'd been getting. His credit is poor but his income is good. I ran him through Paul Ritter's screen-the-tenant, and he thinks he's 12–18 months from being mortgage-ready. We got a little creative with the $13,000 NROD: $10,000 now, then $1,000 every five months.
Thanks for relaxing me so I could think clearly and create this deal! He's plum-excited, wants me to meet his family, and most important, he mentioned a food function!
As a bonus, on my way out I saw another FSBO sign right across the cul-de-sac. I walked over, introduced myself energetically (let Ron know that!), did a walkthrough, and now I'm negotiating that property too.
Keep sharing and caring!

That's why it's called the Closers Club. Nobody here closes alone, and with the right community behind you, deals like this become possible.
