We got this house under contract at the end of June, closed at the end of July, and found our tenant-buyer from our first open house. We had almost 40 people come through that weekend. ARV is about $190,000, we bought it for $185,000, we're selling it for $199,900, and it should cash flow about $300 per month.

We have another house we bought, sellers are moving out on 11th and we are doing an open house on 15-16 with potential buyers for it! We should get 30K.

We have another low equity house under contract that should be closed by the end of month and we have a tenant buyer waiting with 20K for down payment!

Loan Balance- 263K.

And the last but not least, we have a Ugly house that supposed to be closed on August 25th with 20K assignment fee!
