It took 11 days, and I found them on Facebook Marketplace… I got an 18-month lease at $2,200/month, $50 more than I'd been getting… We got a little creative with the $13,000 NROD: $10,000 now, then $1,000 every five months.
I recently put a lease option tenant buyer in one of my homes using ideas I learned from you and Todd. The family had $73,000 available… They will continue to pay $1,975/month as they prepare to purchase the home.
I managed to acquire 3 properties and complete one ACTs deal in 3 months. At the end of 6 months, I had $25,000 in my pocket and equity worth $100,000.00.
We lease optioned the house to a single mom of twins. She had a $10,000 deposit and leased optioned it for $139,000. The payment to the seller is $900 and we leased it to our tenant buyer for $1,150 so we will get a monthly cash flow of $250.
I got so lucky being paired with Adel as my mentor… And I just closed a $12,000 Deal! …Coming from a totally non-business background, that's been a game changer.
